Housing Income Diversity

Housing Income Diversity

New H.U.D. regulations that are now in place and estimated to affect over 1200 communities cities and towns in the US.

HUD is saying to communities across the country that want to improve their blighted housing areas and develop more affordable housing , is that unless they comply and income diversify their middle-class and upbeat and upper income communities, HUD will cut off their funding. In other words this is government blackmail.

The left’s rationale is that communities in the United States have a history of putting affordable housing in poor areas and that under the fair housing act of 1968, the HUD is obligated to take action. The Right argues that the Fair Housing act of 1968 applies to racial discrimination in housing and that the new interpretation that it encompasses income diversity is off base.

Rep. Paul Gosar (R-Ariz.) said: “American citizens and communities should be free to choose where they would like to live and not be subject to federal neighborhood engineering at the behest of an overreaching federal government.”

San Diego 2016 Real Estate Outlook

San Diego 2016 Real Estate Outlook

How will the San Diego real estate market do in 2016 - - - One San Diego real estate brokers opinion

http://www.brokerforyou.com/brokerfor... 2016 San Diego real estate forecast. I'd like to say that I've been in the residential real estate business for over three decades! But, I am certainly not an economic forecaster or financial advisor. What I am, is a California real estate broker. So, my forecast here is obviously my best guess of what might transpire in San Diego real estate 2016.

Many factors affect the economy as well as the residential San Diego real estate market. So, just use this opinion as just that, one broker's opinion. Before making a decision whether to buy or sell San Diego real estate one should consult with their own accounting and/or financial real estate advisors.

I'm not going to go over the points that I made in my forecast in this video. What I am going to say is that I feel that in today's climate it is extremely risky to use San Diego residential real estate as a speculation to enhance your financial portfolio.

As far as purchasing real estate to build up your rental portfolio, I would leave this concept to the professionals. One must understand that when owning residential income property this is a business that requires your utmost attention to not only ensure you are complying with all the legal requirements a landlord is responsible for, but also that your property is properly maintained.

I always say, that if you're a hands-on type of person and you buy a residential income property within a short distance of your main residence, you'll be able to do a lot of the necessary repairs and maintenance that could save you thousands.

But, before getting involved in San Diego investment residential real estate, it just makes common sense to me that one should invest in their own principal place of residence first.

In many desirable areas within San Diego California rents have been going through the roof during the last few years. So, if you can qualify, purchasing San Diego real estate in 2016 as your principal residence may still make lots of sense, even if home appreciation is flat in 2016

San Diego real estate agent

Purchasing or selling a San Diego California real estate property is usually one of the biggest financial decisions in a person's life. You want to get the best professional advice and assistance possible to ensure that you achieve the best possible price!

It is much more difficult to become a California real estate broker versus a real estate agent. The amount of knowledge one needs and the exam required are quite different. A real estate agent must work under a real estate broker's license. So when it comes to real estate, why not work with the head person, the real estate broker versus the real estate agent?

Not only is Bob Schwartz a California licensed real estate broker but he's one of only 5% of all the realtors in the country who hold the prestigious national designation of Certified Residential Specialist (CRS).

Today's real estate market is quite different

Without a doubt, historically low mortgage rates have, in a de facto sense, extended the first time home buyer credit. Also, the billions allocated to residential properties via extraordinary and unprecedented actions of large funds, distorts comparisons.
Today, there is an increased use of HAMP/HARP, etc programs, as well as seniors using reverse mortgages to buy both primary residences, as well as investment properties. So, apples to apples is a bit more complicated.

California Housing Market

California Housing Market

The National Association of Homebuilders just released a report listing US housing markets showing measurable and sustained improvement from their respective market troughs in housing permits, employment and house prices for at least six consecutive months.

This latest report includes 73 metro areas that held their position on the list from last month as well as 11 new metro areas.

It's speculated that the modest improvement in this improving market index indicates that individual housing market are regaining their footing despite some recent reports of weakening in the broader economy.

Now, for an inside take on this report, which I estimate the vast majority of news outlets won't mention, is that when one looks at the individual markets noted in the National Association of Homebuilders Improving Market Index, of the 84 metro areas listed, just one is in California!

Are There any Differences in the Way Escrows are Conducted in Northern and Southern California?

Escrow procedures differ between northern and southern California, and certain customs have arisen over time that differ between the north and the south, and even between certain counties of the State. In northern California, most escrows are performed by title insurance companies while in southern California, there is usually a separate escrow and title company involved. Although title companies in southern California as well as anywhere in the State may perform escrows under the exemption in the Financial Code as mentioned above, title companies almost always perform the escrow function of a real estate transaction in northern California. With title companies performing both title and escrow functions in northern California, they ordinarily charge only one fee for both services as opposed to southern California where there are two separate fees charged.

With respect to escrow instructions, in northern California buyers and sellers sign separate, unilateral escrow instructions normally a few days before closing. By comparison, in southern California, buyers and sellers sign joint, bilateral escrow instructions after the purchase contract has been signed and escrow has been opened.

The escrow closing statement is usually referred to differently in both regions of the State as well. In northern California, the closing statement is called the Buyer's Statement or Seller's Statement depending on the recipient, while in southern California the closing statement is most commonly referred to as the Final Closing Statement, Settlement Statement, or HUD-1.

The division of escrow and title charges also differs. In southern California, sellers usually pay for title insurance and the documentary county transfer tax, and split the escrow fee with the buyer. In northern California, there are some counties where buyers and sellers split title insurance and escrow charges equally, but in other counties they may pay different percentages of the total cost. An example would be where sellers pay 75% and buyers pay 25%. However, even though it might be customary for fees to be paid in a specific way in an escrow transaction, it ultimately is decided by agreement between the parties. If you have questions about the escrow process and procedures, ask your escrow officer at the beginning of an escrow transaction.
