Certainly, at times like this, I think being optimistic is a priority. But, I don’t think being overly optimistic is prudent at this time. I believe, that if he gathered up 10 top economist and asked him the same question,”what do you think will be the effect on residential real estate as the economy emerges from our lockdown state,” will most assuredly get 10 different opinions each of which will most probably be backed up by very believable scenarios.

California Eviction and Foreclosure Bans



California Gov. Gavin Newsom issued an executive order making it clear that local city governments can impose eviction protections for tenants who are unable to pay their rent because of the coronavirus or loss of income as a result of the outbreak. Almost immediately, San Francisco, San Diego, and many other California cities, announced such bans. Currently it looks like these bans are effective until May 31, 2020, unless extended. What I find disturbing about this compassionate order is the fact that I have not seen any definitive outline of how the rental owners are going to be compensated for what could easily be thousands in unpaid rent! Gov. Gavin Newsom’s executive order definitively states that California cities can put the bans in effect immediately, but only asks mortgage lenders to look for solutions granting some relief. Personally, I believe that before or in unison with our California governor and cities issuing these bans they should have clearly defined how the rental owners would be compensated for their loss of rental income..... San Diego Real estate brokers retirement presents great opportunity for astute California real estate agents and brokers!
Just like most major businesses, the easiest way, and the fastest way to expand your business and influence in your particular market is through strategic acquisition. Just look at Google; they are the number one search engine in the world! Google bought Youtube in November 2006 for US$1.65 billion – YouTube now operates as one of Google‘s subsidiaries.
YouTube’s revenue in 2013 nearly doubled and is estimated to hit $5.6 billion according to eMarketer; others estimated 4.7 billion!
As a real estate professional in San Diego California, you most probably have a website. But take a look  at the traffic you’re generating from that website. From my own analysis, the majority of San Diego real estate websites just generate a couple of hundred unique views per month. To even have a chance of gaining one new client you need tens of thousands of unique views.

Now, I’m not saying to replace your site but that is a possibility. Why not acquire another local area site that is a lot more than just a domain name? Yes, a lot of our sites that we are going to be selling are up and running, but more importantly, they’re aged real estate websites. What I mean is that the majority of the sites that I’m selling are 11 to 16 years old! What that means is that you have a tremendous advantage over any new site that’s much younger than these. The reason is that most website professionals will tell you that the age of a website is a factor in the Google algorithm which determines your site’s standing, and standing determines your traffic.
Most of my sites are directed toward local San Diego neighborhoods. This is really the key to being successful with gaining Internet traffic. Plus, the majority of our real estate websites have specific local keywords within the URL of the site that helps with their rankings.
Lastly, most of the sites are already generating thousands of unique visitors per month! Now unique visitor is totally different from a hit. The unique visitor is one IP address visit counted within a 24 hour period. So, if you are going to look at one of the sites at 2 o’clock in the afternoon it would count as one unique visit if you go back a few more times during the same day you won’t be counted again if you’re using the same computer or cell phone. In order to be counted again, you’d have to return over 24 hours from the time of your initial visit!
Let’s look at this another way. How do most local real estate agents get super successful? In my humble opinion, the answer is they create a team and thereby even though the head broker gets the credit for the number of sales it takes lots of team members to create the huge volume these agents post about in the newspaper and on the radio.
So, why not do the same thing with your website? As I said before, sure you have one website but why not have another?
To recap, the clear majority of these sites are actually current working real estate websites, not just domain names! Also, most are generating over 1,000 unique visitors per month! Most of these websites are 11 to 20 years old! Lastly, most websites have YouTube videos that embed their URLs and drive traffic from YouTube to these sites.

Naturally, keep in mind that once these sites are sold . . . good luck on trying to find a similar aged, specific San Diego real estate websites that are already generating thousands of unique visitors per month!

Just this week the Federal Reserve Board raised short-term interest rates by a quarter of a percent. both the mortgage market and the stock market had anticipated this rate increase so there wasn't any dramatic reaction to it. What was unusual this week was the fact that the Federal Reserve Board announced that it was going to raise short-term interest rates at least three more times in 2017. 

Actually the interest rates which have been kept artificially low have been increasing prior to the election and anytime the economy shows strength, usually interest rates start to move up and this is definitely a damper on real estate activity. But, it’s really a double-edged sword because an improving economy and more job creation, increases housing demand.
